BIG Poland advances retail park project in central Dzierżoniów

The development of retail parks in mid-sized cities is one of the key pillars of BIG Poland’s strategy in the Polish market. This format responds to the needs of local communities by offering convenient shopping, access to well-known brands and modern retail space close to where people live. This is why the company is pursuing the BIG Dzierżoniów project, currently under construction in the central part of the city.

The scheme, located on Batalionów Chłopskich Street near the Silesiana roundabout, will offer approximately 17,000 sqm GLA and around 30 stores. The development will also provide approximately 500 parking spaces for visitors. The retail park is under construction by Redkom Development and is scheduled to open in Q2 2026. The development is being delivered in line with modern retail park design standards and is currently undergoing BREEAM certification.
One of the project’s key advantages is its location. Large development plots in central areas of mid-sized cities are increasingly rare, which makes the opportunity to develop a modern retail park in the centre of Dzierżoniów particularly rare. The project will create an important new retail destination for residents of the city and the surrounding region.

The project will feature a diversified tenant mix including fashion brands, home and lifestyle retailers, service operators and food and beverage outlets, such as Lidl, Half Price, Martes Sport, RTV Euro AGD, Reserved, Ochnik, Douglas, Pepco, Rossmann, New Yorker, WorldBox, CCC, Big Star, Sinsay, Apart, Diverse, Cropp, eobuwie, House and Dr Materac.

BIG Poland expands its portfolio with Dzierżoniów retail park

BIG Poland has acquired a retail park project in Dzierżoniów, becoming the new owner of one of the most attractive retail developments in the Lower Silesia region. The transaction further strengthens BIG Poland’s position in the Polish retail park market and marks the company’s 11th retail park in the country.

The project, located on Batalionów Chłopskich Street next to the Silesiana Roundabout in the city center of Dzierżoniów and operating under the name BIG Dzierżoniów, will offer approximately 17,000 sqm of gross leasable area and around 30 stores. It will be supported by approximately 500 parking spaces, providing excellent accessibility and convenience for customers. The project is currently under construction and is being developed by Redkom Development, with completion scheduled for Q2 2026.

Once completed, the retail park will become the dominant retail destination in Dzierżoniów and surroundings, serving a catchment area of approximately 115 000 inhabitants across the city and surrounding municipalities. Its central location, combined with a modern format and a strong tenant mix, positions the asset as a key commercial hub for the region. The development is currently undergoing BREEAM certification.

Cornerstone laid for BIG Konstantynów Łódzki

The cornerstone ceremony has marked the launch of BIG Konstantynów Łódzki, a large retail park developed jointly by BIG Poland and Acteeum Central Europe. The project will strengthen the retail and service offering in the western part of the Łódź metropolitan area.

BIG Konstantynów Łódzki is designed as a modern and convenient everyday shopping destination for residents of Konstantynów Łódzki and surrounding towns. The project will comprise approximately 30 retail and service units, including well-known fashion brands, home furnishings and electronics, as well as a McDonald’s drive-thru restaurant. The scheme is part of a larger retail park, located alongside Kaufland and Bricomarche.

Cornerstone laid for BIG Piła

The cornerstone ceremony for BIG Piła, the largest retail investment in this part of Greater Poland, has been completed. The investors, BIG Poland and Acteeum Central Europe, plan to open the 38,000sqm retail park in the third quarter of 2026.

The project will comprise 30 retail and service units, including a large-format grocery store, a DIY store and a regional Agata furniture showroom. The offer will also include brands such as Media Expert, Jysk and Martes Sport, as well as a drive-thru restaurant and additional service points. The development will provide 1,200 parking spaces and serve a catchment area of approximately 100,000 residents within a 30-minute drive.

BIG Suwałki welcomes the first Pan Materac store in the city

The first Pan Materac store in Suwałki has opened at the BIG Suwałki retail park. The brand has joined the tenant mix of the property, marking its third location in retail parks owned by BIG Poland, following earlier openings at BIG Gorzów and BIG Włocławek.

The new store, covering nearly 350sqm, is located next to House and opposite Jysk. The official opening took place on 16 January and attracted many customers interested in the brand’s new offer in the region. To mark the opening, visitors were offered discounts of up to 30 percent on selected products, as well as free consultations with a physiotherapist, who advised customers on choosing the right mattress.

BIG Poland named Investor of the Year at CEE Retail Awards 2026

BIG Poland has been awarded the Investor of the Year title during the CEE Retail Awards 2026 gala, organised by Europa Property. This distinction is one of the key recognitions in the retail real estate sector across the Central and Eastern Europe region.

 

The award confirms the company’s dynamic growth and strong market position, built within just two years of its presence in Poland. During this time, BIG Poland has delivered 10 retail parks with a total GLA of nearly 200,000sqm and continues to pursue further acquisitions.

First Gorąco Polecam store in Lubin opens at BIG Lubin retail park

On 20 December, the first Gorąco Polecam. Smaki z Piekarni store in Lubin officially opened at the BIG Lubin retail park. The new 151 sqm. unit is in a newly designed development building featuring a large 160 sqm patio. The event attracted many customers who were the first to enjoy aromatic baked goods and freshly prepared dishes offered by the modern bakery cafe, known for its sourdough breads, golden croissants and a wide selection of sweet and savoury snacks.

The opening was accompanied by planned marketing activities. Hostesses distributed free products throughout the retail park and invited visitors to explore the new store. Customers could also benefit from a 10 percent discount on the Smart Box, a convenient set of ready to enjoy meal options perfect for any time of day.

Gorąco Polecam combines the aroma of traditional bakery craft with a modern approach to everyday cuisine. The menu includes sourdough breads, croissants, sandwiches, wraps, burgers, focaccia, bagels, pizzas, ready meals in the Regale Smakosza section and 100 percent arabica speciality coffee from Brazil’s Cerrado region. The offer is complemented by baked goods inspired by flavours from France, Portugal, Belgium, Sweden and Germany.

New Orleans flavors at BIG Gorzów: the first Popeyes in the region

The offer of the BIG Gorzów retail park has expanded with one of the fastest-growing restaurant brands in Poland. Last weekend, customers were able to enjoy the newly opened Popeyes restaurant – the first in Gorzów Wielkopolski. The drive-thru location welcomed guests with New Orleans rhythms and Louisiana-inspired flavors, attracting considerable interest from visitors.

The restaurant, situated next to BIG Gorzów at 2/4 Jedwabnicza Street, marks the brand’s long-awaited debut in the region. The official opening on December 4 drew crowds of fans of the famous chicken, reaffirming the chain’s popularity. BIG Gorzów is the 26th Popeyes location in Poland and part of the brand’s record-breaking expansion, with plans to exceed 30 outlets nationwide in 2025.

BIG Gorzów has won the Retail Development of the Year, CEE title at this year’s Eurobuild CEE Awards 2025. This prestigious recognition confirms the high quality of the project and its strong position on the retail market in Poland and across the Central and Eastern Europe region.

BIG Gorzów is a modern retail park offering 40 stores across 25,000sqm, including unique brands in the region such as Jula, Decathlon and HalfPrice. The scheme benefits from excellent accessibility and provides 800 parking spaces.

Opening of the Apart store in BIG Andrychów retail park

Apart, one of the most recognizable and respected jewelry brands in Poland, has joined the ranks of tenants at the BIG Andrychów retail park. This is the chain’s first store in the region, occupying a nearly 160-square-meter space located between Ochnik and Jysk stores.

The new tenant marked an important enhancement of BIG Andrychów’s premium segment offering. The Apart store brought the brand’s signature elegance and quality to the retail park, creating another attractive shopping destination for city and region residents.

Pan Materac opens a new showroom at BIG Włocławek

The first Pan Materac showroom in Włocławek opened its doors. The brand has joined the tenant mix of BIG Włocławek retail park, marking its second location within BIG Poland’s portfolio – following its debut in March this year at BIG Gorzów.

 

The new unit, covering nearly 300 sqm, is located in Building B, opposite Agata Meble, between Animals and Kajtuś stores. The official opening took place on Saturday, October 4. On this occasion, customers enjoyed physiotherapy consultations and discounts of up to 30% on selected products.

The brand, which only a few months ago entered BIG Gorzów, is now expanding its operations to another retail park within our portfolio. First Empik in Łubna – grand opening at BIG Łubna

On 19 September, residents of Łubna and the surrounding areas gained access to one of the most recognisable brands in Poland. A nearly 200-square-meter Empik store officially opened at BIG Łubna retail park, offering a wide range of books, music, games, creative supplies, and lifestyle products.

The new Empik store at BIG Łubna, located between Verona Jewellery and Maxi Zoo, became the brand’s first and only location in Łubna and its vicinity. This means that residents of the region now have convenient access to the full offer without the need to travel to Piaseczno. To celebrate the opening, numerous attractions and promotions were available, including a 50% discount on the second product, Empik Premium codes, and discounts on Empik Foto services.

Bricomarché joined the tenant mix at BIG Myszków

On 29 October, a new Bricomarché store with a total area of 2,508 sqm opened at the BIG Myszków retail park. It became the largest tenant in the entire centre. The park was expanded with a new section specifically developed for this brand. Bricomarché further enhanced BIG Myszków’s offer with a wide range of home and garden products.

To celebrate the opening, various attractions were prepared for visitors, including expert advisors from Target and Kärcher as well as representatives of other partner brands. Younger guests were greeted by mascots – a dolphin and the Dulux dog – while the event host ran contests and games with prizes.
The new Bricomarché market is located next to Jysk store. It represents a significant addition to the retail offer of BIG Myszków, attracting customers looking for DIY, home improvement and garden products.

BIG Koszalin to celebrate rebranding

The latest BIG Poland investment – a shopping park in Koszalin – has gained a new official name, BIG Koszalin, following its rebranding process. To celebrate, the largest shopping park in the region has planned a day full of free attractions for customers.

BIG Koszalin expanded BIG Poland’s portfolio in July this year as the 10th shopping park, increasing the total leasable area to nearly 200,000 sqm. The investment covers a catchment area of approximately 268,000 residents, with a total retail space of 38,000 sqm.
It is located directly at the main road junction of the S6 expressway, Koszalińska Street, and Europejska Avenue, ensuring excellent accessibility both by public transport and by car. In the most modern shopping park in the region, customers will find a Lidl supermarket of about 2,000 sqm, the largest Leroy Merlin DIY hypermarket spanning over 9,000 sqm, as well as the only full-size Agata furniture store in the region, covering approximately 11,000 sqm. The offer is complemented by 30 stores from brands such as Cropp, House, Martes Sport, Diverse, 4F, New Yorker, CCC, Deichmann, and Rossmann. BIG Koszalin customers can use 1,100 parking spaces, electric chargers, and a petrol station. The park is well connected – two bus lines, 1 and 6, serve the BIG Koszalin stop.
The official opening of BIG Koszalin is scheduled for Wednesday, 27 August. The event will start at 2 p.m. Visitors can enjoy many free attractions, including a prize wheel, photo booth, face painting, colourful braids, glitter tattoos, balloons, stilt walkers, a unicyclist, cotton candy, and popcorn. A DJ will provide musical entertainment, and at 8 p.m., the evening’s star, Skolim, will perform on stage.

BIG Poland acquires OTO Park Koszalin - the 10th retail park in its portfolio

In just over two and a half years, BIG Poland has successfully built an impressive portfolio of 10 retail parks with a total leasable area of nearly 200,000 sqm. With three development projects underway, BIG Poland’s investment portfolio now includes 13 locations, providing a solid foundation for continued dynamic growth and securing a leading position in Poland’s retail park market.

The BIG brand currently operates 10 fully commercialized retail parks in Poland, located in Łubna near Warsaw, Lubin, Andrychów, Gorzów Wielkopolski, Ostróda, Myszków, Włocławek, Olsztyn, Suwałki, and Koszalin. The latest investment is OTO Park Koszalin – the largest and most modern retail park in the Koszalin region. It serves an area with approximately 268,000 residents and offers a total leasable area of 38,000 sqm.

Festive opening of BIG Włocławek retail park

The Włocławek-based Kujawia Park, acquired by BIG Poland in December last year, has undergone a rebranding process and officially changed its name to BIG Włocławek. To celebrate this occasion, a variety of outdoor attractions have been planned for the retail park’s customers this coming Saturday, with a concert by Skolim as the main highlight.

The official opening celebration of BIG Włocławek is scheduled for Saturday, June 7. The event will kick off at 2:00 PM. Visitors to the centre can enjoy a wide range of free attractions: a prize wheel, photo booth, face painting, colourful braids, glitter tattoos, balloons, stilt walkers, a unicyclist, cotton candy, and popcorn. A DJ will keep the energy high with music throughout the day. The grand finale of the event will be Skolim’s concert, which will start at 8:30 PM.

BIG Myszków - Bricomarché to open this year

To mark the completion of its rebranding process, an outdoor community event was held on Saturday, 31 May, at the BIG Myszków retail park. Residents of Myszków and the surrounding areas gathered in large numbers to celebrate this important moment. BIG Poland has confirmed the opening of a new building housing a Bricomarché store later this year. Plans are also in place to expand the BIG Myszków retail park by an additional 6,000 sqm of GLA.

The day, filled with positive energy and a festive atmosphere, offered attractions for the entire family. The program included performances by a DJ, a prize wheel, cotton candy, popcorn, children’s entertainment, face painting, glitter tattoos, colourful braids, balloon twisting, stilt walkers, mascots, artistic shows, and a food truck zone. Participation in the event was free of charge.

“It’s truly inspiring to witness the growth of another retail park under the BIG brand. A day full of attractions to mark the official opening of BIG Myszków was a great opportunity to welcome residents, our customers symbolically. We are deeply committed to engaging with the local community and invest much energy into organizing events throughout the year. When we took over the retail park in Myszków, we announced plans for its expansion and an enhanced tenant mix. We can now confirm that construction of a new 2,900 sqm building, which will house a Bricomarché store, will be completed later this year. BIG Myszków will be gradually expanded, with its retail offer continuously broadened. BIG Poland aims to create a place that fully responds to the local community’s needs and strengthens its position as a key shopping destination in the region. Alongside the rebranding, year-round marketing activities have been launched to enhance the centre’s visibility and make it even more attractive to customers.

To celebrate the completion of the rebranding process, BIG Poland invites residents to a special outdoor event on Saturday, May 31, from 10:00 am to 6:00 pm on the grounds of the BIG Myszków retail park.

The day will be filled with positive energy and a cheerful atmosphere, offering many attractions for the whole family. Visitors can expect live DJ music, a prize wheel, cotton candy, popcorn, children’s entertainment including face painting, glitter tattoos, colourful braids, balloon twisting, stilt walkers, mascots, artistic performances, and a food truck zone. Admission is free of charge.

Sphinx, a popular restaurant chain known for its Middle Eastern-inspired cuisine, has opened a 250 sqm location in a newly constructed building within the BIG Lubin retail park. The glass-walled building, featuring a 200 sqm terrace with seasonal gardens, was designed to expand BIG Lubin’s gastronomic offering.

Sphinx is a restaurant for every occasion – lunch, dinner, a meeting, or a family meal. The chain is renowned for its Middle Eastern culinary inspirations, seasonal novelties, and a wide selection of dishes and sides. It’s also exceptionally family-friendly, where the youngest guests can enjoy a kids’ menu and plenty of attractions in the play area.

Last year, construction began on a new building within the BIG Lubin retail park, designed to enhance the park’s dining options. The light, glass-walled structure, with a total GLA of 400 sqm, blends seamlessly with the park’s architecture. The first tenant in the new section of the development is the Sphinx restaurant chain, which opened its 250 sqm location on 11 March.

BIG Lubin is a retail park near the Lubin Zoo at the intersection of Paderewskiego and Komisji Edukacji Narodowej streets. With a leasable area of 13,700 sqm GLA, BIG Lubin offers a wide selection of leading brands, including HalfPrice, Jula, Dealz, Carrefour, Media Expert, Sports Direct, and many more.

The park in Lubin was acquired by BIG Poland in 2023, and a decision was immediately made to expand the parking infrastructure to ensure convenient access and more free parking spaces for customers. As a result, 75 additional spaces were added, bringing the total to 430 free parking spots.

PAN MATERAC INVites you to BIG GORZów

The largest retail park in the Lubusz region – BIG Gorzów – has welcomed a new tenant: the Pan Materac retail chain, offering a wide range of mattresses, beds, and bedroom accessories.

The first store in the region opened on 20 February. The 250 sqm. store is located between the Media Expert and 4F stores. To celebrate the opening, customers of the BIG Gorzów retail park enjoyed discounts of up to 30% on the entire assortment. Visitors also had the opportunity to consult with a physiotherapist, who assisted in selecting the most suitable mattress on-site.

BIG Gorzów is located in the eastern part of Gorzów Wielkopolski and serves as a retail park for both the city and the region. It offers a selection of 40 stores from various brands across a total area of 25,000 sqm.

Among them are the only stores in the city and region for brands such as Jula, Decathlon and HalfPrice. The offering is complemented by brands such as Biedronka and Media Expert. The fashion, sports, and service offerings are complemented by leading brands such as Sinsay, Cropp, House, Diverse, HalfPrice, New Yorker, CCC, Decathlon, Martes Sport, 4F, dm drugstore, Jysk, Smyk, Tedi, Maxi Zoo, Biedronka, ITAKA, Świat Pierogów, Rossmann, and Ochnik. Soon, two leading brands, Eobuwie and Worldbox, will open their stores, making BIG Gorzów fully occupied.

The development is situated on an 8-hectare plot, surrounded by Walczaka, Silwanowska, and Jedwabnicza streets, adjacent to one of the main access roads to the city centre, providing convenient access for both Gorzów residents and those from nearby towns. In addition to easy access, the retail park’s advantages include a large, comfortable parking lot with 800 spaces. On the premises there is space for the planned connection of a charging station for electric vehicles, scooters and bicycles.

The BIG Gorzów retail park is also excellently connected – it’s very easy to reach the place by public transport, including tram and bus. The bus stop is in the retail park’s parking lot.

THE OPENING OF MEDIA EXPERT IN THE BIG ŁUBNA RETAIL PARK

The modern electronics retail chain Media Expert joined the tenant lineup at BIG Łubna retail park. The 700-square-meter store offers a wide selection of the latest electronics, home appliances, and multimedia products.

Media Expert is Poland’s most recognizable electronics and home appliance brand, mainly due to its continuous, intensive advertising campaigns. These efforts have allowed Media Expert to consistently expand its market share and offer customers a variety of promotions. The opening took place on December 19th.

BIG Poland’s portfolio is expanding with two new investments: Park Kujawia in Włocławek and Atut in Myszków. With these additions, the BIG brand now owns 7 retail parks in Poland, located in Łubna near Warsaw, Lubin, Andrychów, Gorzów Wielkopolski, and Ostróda. Including 3 development projects currently underway, BIG Poland’s portfolio now comprises 10 locations, positioning the company for substantial growth and reinforcing its ambition to become the leading player in Poland’s retail park sector.

With the acquisition of the new projects in Włocławek and Myszków, BIG Poland’s portfolio will grow by an additional 34,500 sqm of GLA. These newly acquired properties will undergo rebranding and soon operate as BIG Włocławek and BIG Myszków, complemented by year-round marketing activities to enhance visibility and market presence.

The total value of both transactions exceeds EUR 56 million.

The opening of Super-Pharm at BIG Ostróda took place on 29 November. The store occupies a 550-square-meter space.

At the 200 sqm. Douglas store, BIG Andrychów customers will find a wide range of cosmetics and accessories for makeup and skincare, catering to the face and the entire body. The store, marking its debut in Andrychów, will stand out with its modern design and functional features, ensuring a comfortable shopping experience.

The Sphinx restaurant in BIG Łubna is also an amiable place for families with children – the youngest can count on a kid’s menu, many attractions and a play zone.

The British brand Mountain Warehouse, specializing in selling high-quality sportswear, footwear, and outdoor accessories, has joined the tenants of BIG Ostróda – the largest retail park in the Warmia-Masuria region. The store, covering nearly 1,000 sqm, is the brand’s first location in Ostróda.

The Mountain Warehouse store at BIG Ostróda retail park opened on Saturday, 28 September. To celebrate the brand’s debut in Ostróda, customers were offered a 20% discount on the entire range, including sportswear collections, climbing and camping gear, and clothing and accessories for everyday use.

Mountain Warehouse has been operating since 1997. It specializes in the sale of sportswear, footwear, and outdoor accessories. Customers can choose from various functional clothing for men, women, and children. The company also produces footwear, accessories, and equipment for outdoor sports.

BIG Ostróda is the largest retail park in the Warmia-Masuria region, with a total area of 25,000 square meters of GLA.
